BUILDING DESCRIPTION
This new construction senior living facility will be complete with two stories of assisted living and one story of memory care. A faux streetscape design leads to many of the amenities giving off the impression of strolling down a Main Street. The exterior façade is finished with stucco colored with beige tones. A clean and modern design brings forth a feeling of luxury and warmth to this facility.
SIGNATURE FEATURES
Amenities will include a salon, spa, fitness room, private dining room, therapy room, grill, and a theater outfitted with concessions. Other signature features include a courtyard with both covered and uncovered patios, as well as a covered bar.

One-of-a-kind Adult Day Care Center for Seniors who have Alzheimer’s and Dementia. Rooted in the concept of Reminiscence Therapy, the entire center is designed to transport the individual to the 1950s-1960s when their memories where stronger. All set within a 20,000 SF building, the design takes its cues from the historic San Diego Architectural aesthetic and recreates the City Hall with an outdoor/indoor space along with various other unique spaces that provide individuals with a truly unique experience.
SIGNATURE FEATURES:
This center has a 1950s style Diner, Theater, Museum, indoor/outdoor public park, City Hall, Barber Shop, Billiard/Game Room, Basketball Court, Bowling Alley, Store and Clinic. It recreates a 1950s style gas station with a classic car. The center provides activities throughout the day at these various spaces hosted by trained care professionals.

The building is a 2-story memory care facility designed specifically to meet the unique needs of the memory impaired. The community provides amenities such as living and dining, a bistro, an activity room and a beauty salon as well as a courtyard accessible by all residents.
SIGNATURE FEATURES
The community is memory care only, and all the rooms face a hallway that loops around the interior of the building. This path continues thru the courtyard, this feature allows easy access of all residents to the outdoor space. The courtyard provides a nice space for residents to socialize while they enjoy the benefits of natural light.

BUILDING DESCRIPTION
The one story stucco building is designed into three nursing units, one of which is an acute care unit. Each wing is served by a nursing station no more than 150 feet from the furthest patient unit. Three courtyards are located throughout the building, bringing in light to the corridors and providing a space for residents to connect with nature. The rotunda living room opens directly to a courtyard and is seen from the dining room.
SIGNATURE FEATURES
A physical therapy unit is located adjacent to the lobby and features an occupational therapy room for rehabilitating seniors to everyday activities such as navigating the kitchen and using appliances. Other features include a beauty salon and activity rooms.

SIGNATURE FEATURES
The building entrance has a double height space that provides more natural light. The corridor above bridges between the lobby and living room creates an interesting path for the residents. The memory care wing has a looping path that connects all units and creates a continuous circulation taking the residents thru the great room and into the
courtyard.

This unique project is designed as one continuous crescent shape building with 3 separate levels of care. On one side, there is a single-story Memory Care wing followed by a 2 story Assisted Living portion. This portion of the project has generous-sized courtyards with a plethora of amenities such as a Fitness Room, Dining areas, Library and various activity spaces. On the opposite side of the crescent building, the Skilled Nursing Facility occurs with 52 beds, each with access to natural light and views to the mountains or courtyards. The 2 sides of the building are separated by a strategically located 2 hour firewall. This is all set in a traditional Spanish Style Architectural Aesthetic.
SIGNATURE FEATURES
The Memory Care portion features an open floor plan at the Great Room & Dining Areas along with a Sensory Courtyard. The Assisted Living Courtyard features a Fountain, walking path, putting green and bacchii ball. The Assisted Living building also features Dining with Private Dining, a grand two story volume Lobby, Library, Activities Room and Administrative offices for staff and nursing staff. The Skilled Nursing building features 2 courtyards that feature various fountains and allow for natural light in all of the resident rooms. BUILDING DESCRIPTION
The architectural program for the redevelopment of the buildings will create a modern and updated appearance through the use of building materials and finishes that include stucco in varying beige tones, weathered wood accents, and anodized bronze trim for windows and doors. The buildings are proposed to appear connected, although separate, through the construction of a covered open-air connection between the North and South buildings.
SIGNATURE FEATURES
Amenities will include a salon, fitness room, bistro, and library. Other features include a two-story lobby space, ocean views from common areas, and a pre-dining room with outdoor deck.

Following their aging initiative, Masterpiece Living, the program spaces at the Valencia building assist in enabling residents to thrive during their current stage of life. The cluster of amenities creates a socializing and entertainment area for its residents.
BUILDING DESCRIPTION
The Valencia building is located on the south side of campus and contains many amenities for residents to enjoy. The front of the building hosts a beautiful porte cochere with stone covered columns to shelter the entrance at the circle drive.
SIGNATURE FEATURES
Many of the amenities offered at San Joaquin Gardens are contained within this building. The entryway houses an artistic fountain, adorned with brightly colored mosaic tiles. Residents can relax by a fireplace in several sitting areas located throughout the building or dine in one of the three restaurants. Tolley Theater, complete with a stage and baby grand piano, serves as a great entertainment feature with seating for around 100 residents.
